These terms and conditions govern all bookings and use of The Palm Reserve villa and website. By making a reservation or using this website, you agree to be bound by these terms.
Reservations
A reservation is confirmed upon receipt of the required deposit and a signed reservation agreement. The Palm Reserve reserves the right to decline any booking at its discretion. All reservations are subject to availability.
Rates & Payment
All rates are quoted in USD and are per villa per night unless otherwise stated. Rates exclude applicable Thai taxes (currently 7% VAT) and a 10% service charge. A 30% deposit is required to confirm a booking. The remaining balance is due 30 days prior to arrival. For bookings made within 30 days of arrival, full payment is required at the time of booking. We accept bank transfer and PayPal.

Please refer to our Cancellation Policy page for full details of our cancellation and refund terms. By making a reservation, you acknowledge and accept these terms.
Occupancy
The villa accommodates a maximum of 8 guests. Additional guests are not permitted without prior written consent. The guest who makes the reservation is responsible for the conduct of all guests in the party.
Check-in & Check-out
Check-in is from 3:00 PM on the arrival date. Check-out is by 12:00 PM on the departure date. Early check-in and late check-out are subject to availability and may incur additional charges.
Guest Responsibilities
Guests are responsible for the villa and its contents during their stay. Any damage caused by guests or their visitors will be charged to the lead guest. Guests must not engage in any illegal activity on the premises. Smoking is not permitted inside the villa. Pets are not permitted without prior written consent.
Security Deposit
A refundable security deposit of $1,000 USD is required upon check-in. This will be returned within 7 days of departure, less any deductions for damage or additional charges.
Force Majeure
The Palm Reserve shall not be liable for any failure to perform its obligations where such failure results from circumstances beyond its reasonable control, including but not limited to natural disasters, government actions, pandemics, or civil unrest. In such cases, we will work with guests to reschedule or provide a credit where possible.
Liability
The Palm Reserve accepts no liability for loss, damage, or injury to guests or their property during their stay, except where such loss, damage, or injury results from our negligence. Guests use the villa facilities, including the pool and beach access, at their own risk.
Governing Law
These terms and conditions are governed by the laws of Thailand. Any disputes arising from a reservation or stay at The Palm Reserve shall be subject to the exclusive jurisdiction of the Thai courts.
Changes to These Terms
We reserve the right to update these terms at any time. The current version will always be available on this page. Reservations made prior to any changes will be governed by the terms in effect at the time of booking.
